The Casa Grande real estate market had one of it’s best years in history with a record number of homes sold and home appreciation reaching some of the highest levels recorded in the Casa Grande real estate market. That news is both good and bad, it is great news if you are a seller, but is worrisome and challenging if you are a buyer trying to find a home in the area. Lets take a look at some of the real estate numbers for Casa Grande for the last month of 2021.
Homes for Sale in Casa Grande, AZ
For the month of December 2021, the median sales price in the Casa Grande real estate market hit $425,000. This is a 27% increase over the median sales price of $333,000 in December 2020. Such strong appreciation is a trend that was also present in the Phoenix real estate market which had appreciation of 32% year-over-year.
We also saw inventory dip slightly in December to 149 active listings which is expected for this time of year as sellers tend to shy away from listing a home during the holiday season. The average days on the market for listings for December dropped slightly to 25 days.
The real estate market in Casa Grande still is firmly a seller’s market and this will continue until we see inventory levels increase hopefully in the upcoming spring selling season. The demand for residential real estate remains strong in Casa Grande due to many factors including affordability compared to Phoenix, and many employers choosing to locate in the area thus creating a healthy number of new jobs and reasons for workers to move to and live close to work in Casa Grande.
Jobs in Casa Grande
The jobs engine is running on all cylinders in Casa Grande and seems to be gaining more steam with each and every passing day. The Kohler factory recently approved by the City Planning department had some approvals occur on it’s development plans so that project continues to move forward.
The big news on the jobs front in the last quarter of 2021 is the opening of “Drive48” and the training of workers for jobs in the local area in “high skill and high wage” industries.
Drive48 is a partnership between the Arizona Commerce Authority, Central Arizona College, Pinal County, and the City of Casa Grande. This is a 13,000 square foot high-tech facility that houses advanced robots and has multiple hands-on training rooms there to initially prepare workers for jobs in advanced manufacturing in the automotive industry.
According to the Arizona Commerce Authority, “the Drive48 facility is currently outfitted to prepare workers for jobs in automotive manufacturing. The main training room features a large open area with multiple assembly robots used for training technicians in programming, maintenance, problem solving, troubleshooting, safety, general system requirements and more. The 13,000 square foot facility can train upwards of 100 students at any given time”.
